The property is located approximately 175 feet west of Interstate 5 (I-5) on the bluffs overlooking Batiquitos Lagoon (located just to the north of the site). The Pacific Ocean lies approximately 0.6 mile to the west. La Costa Avenue forms the southern boundary of the subject property. Carlsbad borders the site along a portion of the eastern property boundary and the entire northern property boundary. North Coast Highway 101, which runs northsouth through Encinitas, intersects with La Costa Avenue approximately 0.4 mile to the west of the project site. The two existing residential units on-site are located at 510 and 514 La Costa Avenue.
